There are four factors to consider when calculating commercial cleaning rates. 

1. Area of cleaning: Cleaning cost per square footage X Area of the office
2. The time it will take to clean: Time it takes to complete the cleaning process
3. Cost per hour: Cost of cleaning per hour
4. Materials used to clean: Materials used and how much was used to fulfill the cleaning requirements. 

Commercial cleaning rates are calculated by combining the above factors.
